After months of negotiations mediated by City of Westfield officials, the Northpoint II development on 180 acres at Anthony Road and Ind. 38 will proceed. Key points include:
Approval and Development: Unanimously approved by the Westfield City Council on April 22, two weeks after being tabled due to language concerns.
Lot Area: Minimum lot area of 7-to-10 acres to promote a campus-like development pattern, limited to warehouse and light industrial uses with indoor operations free from noise, odor, and light pollution.
Forestation Area: A 10-acre preservation/forestation area with a 100-foot setback on the site perimeter. Developer Holladay Properties will maintain saplings for the first year, with the City of Westfield handling maintenance for the next two years.
Economic Impact:
$175 million in estimated assessed value
$5 million in estimated annual tax revenue to the city
$450,000 in annual tax revenue to schools
Office and warehouse space along Ind. 38
Additional Landscaping: A $70,000 stipend for up to seven homeowners to plant additional landscaping buffers.
